Protect Your Investment & Prevent Costly Repairs

Spring is one of the most important times of year to give your home a little attention.

After months of freezing temperatures, snow, ice, and heavy moisture, your home has taken a beating, even if you can’t see it yet. Small issues like clogged gutters, cracked caulk, or poor drainage can quietly turn into expensive repairs by summer.

As a custom home builder, we always tell our homeowners: a few proactive weekends in the spring can save you thousands later.

Here’s the same seasonal checklist we share with our clients to keep their homes performing beautifully year after year.

Exterior Inspection: Start from the Top Down

Winter weather is toughest on your home’s exterior, so this is the first place to look. Seal the exterior penetrations to keep out pests and moisture.

What to check:

Roof & shingles

  • Missing, lifted, or cracked shingles
  • Damaged flashing around chimneys or vents
  • Signs of leaks or dark spots in the attic

Gutters & downspouts

  • Clear leaves and debris
  • Check for sagging or separation
  • Make sure water drains away from the foundation

Siding & brick

  • Cracked caulk or gaps around windows/doors
  • Loose boards, soffits or panels
  • Mold, mildew, or staining

Driveway, Deck & Hardscape Maintenance: Don’t Skip This One

Your driveway takes constant abuse from freeze-thaw cycles, snow removal, salt, and vehicle weight. Small cracks today can quickly turn into major deterioration if ignored.

Spring checklist:

Concrete driveways

  • Look for cracks or surface scaling
  • Fill small cracks before water seeps in and expands
  • Power wash winter salt and grime
  • Consider sealing every few years for added protection

Asphalt driveways

  • Patch cracks and potholes
  • Apply sealcoat as needed (typically every 2–3 years)

Paver Patio or Walks

  • Re-level any settled areas
  • Refill joints with polymeric sand
  • Remove weeds and moss buildup

Deck Maintenance

  • Pressure wash deck
  • Inspect for loose boards or nails
  • Apply fresh seal or stain


Builder insight: Water infiltration is what destroys hardscapes. Keeping cracks sealed dramatically extends the life of your driveway and saves costly replacement down the road.

Landscaping & Drainage: Protect the Foundation

Your yard plays a huge role in protecting your home.

Spring tasks:

  • Confirm soil slopes away from the house (minimum 6″ drop over 10 feet)
  • Refresh mulch beds (but keep mulch 2–3″ away from siding)
  • Clear window wells and drains
  • Trim bushes and trees away from siding and roof
  • Check irrigation systems for leaks or overspray and inspect hoses and spigots

Why it matters: Poor grading or clogged drains can send water straight into your basement or crawl space.

 

Mechanical Systems: Keep Things Running Efficiently

 Spring is the perfect time to service the systems you rely on every day.

Must-do maintenance:

  • Replace HVAC filters
  • Adjust humidifiers (on in the winter and off in the summer)
  • Address dust build up
  • Schedule AC tune-up before summer heat
  • Flush water heater to remove sediment buildup
  • Geo-Thermal maintenance
  • Test sump pump
  • Check for plumbing leaks under sinks
  • Inspect and care for appliances
  • Inspect and clean dryer vents

Builder insight: Preventative HVAC maintenance alone can extend system life by 5–10 years.

Interior Touch-Ups: Small Fixes, Big Savings

Little issues inside the home can quietly turn into expensive repairs if ignored.

Quick wins:

  • Re-caulk tubs, showers, and sinks
  • Touch up paint and trim
  • Keep fire extinguishers ready and test smoke and carbon monoxide detectors and replace batteries
  • Clean hardwood floors with proper products; routine cleaning of carpets, baseboards and under appliances
  • Check windows and doors for drafts
  • Inspect the attic for pests or moisture

Remember: Caulk is cheap. Water damage repairs aren’t.
